Role Description
The Firm is seeking an experienced Senior Associate or Director of Asset Management. The position will collaborate with the management team of Cuadra Capital to develop portfolio strategy, manage asset-level business plans and oversee third-party property management & leasing teams.
TEAM ROLE
- Lead execution of asset-level business plans to drive net operating income (NOI) growth and value creation.
- Own annual budgeting and reforecasting; perform monthly and quarterly variance analyses and cash-flow planning.
- Direct third-party property management and leasing teams; establish goals, review progress, and ensure business-plan alignment.
- Oversee leasing strategy and execution – merchandising plans, renewals, expansions, and backfills; negotiate, review, and approve letters of intent (LOIs) and lease documents.
- Drive tenant relationship management and retention; resolve key tenant issues.
- Manage capital plans, redevelopment projects, and tenant improvement projects.
- Maintain lender & partner reporting – operating results, debt coverage, capital expense updates, etc. – and ensure covenant compliance.
- Assist in the evaluation and diligence of prospective investments.
- Prepare and deliver portfolio and asset-level updates to the management team and investors; recommend value-add initiatives and dispositions.
Qualifications
REQUIREMENTS
- 4 to 10 years of asset management experience in the commercial real estate industry; experience in the retail or industrial sector strongly preferred.
- Proven record executing business plans, improving net operating income, achieving budget targets in coordination with third-party teams, and managing capital projects.
- Strong financial acumen: budgeting & forecasting, variance analysis, ARGUS Enterprise, Yardi, and advanced Excel modeling capabilities required.
- Leasing fluency: navigating co-tenancy & exclusive use clauses and recovery structures; comfortable negotiating LOIs and lease documents.
- Lender & investor reporting experience with knowledge of loan covenants and compliance.
- Clear communicator with executive-level presentation skills.
- Entrepreneurial mindset: process builder, hands-on operator, efficient decision maker.
EDUCATION
Bachelor’s degree in business administration, real estate, finance, economics, or a related field preferred
