Hello Thursday. $3M Sauna House opened this week in Wesley Heights. To my wife's disappointment, I visited the concept and posted a shirtless salt room photo on my LinkedIn (glistening, chiseled bod).

I could only handle 15 seconds in the communal cold plunge. Iām a soft blogger.
|
Cool design, but I was surprised at no locker rooms, just changing stalls. Iām curious how people will use the relaxation room. At $50 for 2 hours, I think itās got to be positioned as more of a destination.
|
Main expenses are really just rent and a few front desk leads ā so it can generate monster margins with good volume (my guess is 40-50%). Probably why they raised private equity money and have about $30M of build outs happening over the next 15 months. Anyways.

My buddy Steven De Falco (35) co-owns Pizza Baby, so I swung by to taste test their Super Bowl specials and ask prying money questions.

Profit margins: "Restaurant margins are razor thin," explained Steven. "If youāre running a 10% net profit (which is considered good), and you waste $10 worth of product, you then have to sell $100 to make that back."
|
Best seller: Their classic cheese pie called "Mother.ā Over 1,000 are sold each quarter.

Economics: "Learn how to apply production theory to a kitchen operation, and then become obsessed with sales and marketing ā but all that means nothing without excellent service."
