Hello Thursday. I’m still sore from playing 3 straight hours of pickleball at Rally on Saturday night. I went 9-1, but who’s keeping track. Reaction time got a little delayed towards the end of the night as I made the mistake of hydrating exclusively with Juicy Jays.

I was there for a birthday party, so I didn’t pick up the tab, but I left feeling guilty when I learned that Rally’s indoor courts cost $96 per hour on Saturdays. Do I Venmo the host? Anyways.

The 18,000 square foot facility located in Oakhurst will feature an open gym with top-of-the-line equipment, mezzanine level with classrooms for bootcamp and pilates classes, and luxury locker rooms with dry saunas and eucalyptus steam rooms.

It’ll also have a co-ed cold plunge and hot tub area (spicy!).

Opportunity: "Charlotte is primed for the arrival of a major health club, and the opportunity couldn’t be more timely," says fitness industry expert Brandon Cullen of MADabolic. "Both Life Time and Equinox are actively exploring locations in the South End."

Founding deal: Addy will release a batch of 200 founding memberships in a few weeks priced at $189/mo for an individual or $349/mo for a couple. I bet these will sell out within 48 hours. FYI, their newsletter list will get first dibs.

"We plan to cap membership at 1,800 members to ensure we maintain a high-quality experience for all members and avoid overcrowding," Addy shared with me.

Back of the napkin math: If she can hit these numbers, that's about $400K/mo in recurring revenue. Let's say her rent is $55K/mo ($35/sqft) and payroll is $60K/mo. That's an awesome business, even if the build out is in the $5M range (my guess).
